Property Acquisitions

Our firm is actively seeking acquisitions of multi-tenant office and retail properties in the New River Valley and Roanoke Valley markets. We also seek to acquire single-tenant retail and office properties in a multi-state area.

The company is a long-term hold investor and will consider structures that minimize tax effects to sellers, such as Sec. 1031 tax-deferred exchanges, structured sales, corporate spin-offs and sale/leasebacks. We have expert tax advisors which specialize in real estate taxation available for referral.

We will deal directly with owners, principals and/or their representatives, and protect all brokerage commission agreements. Our current acquisition criteria by property type and market area are available by category, via links above left.

Our Acquisition Team: Fast, Direct and Discreet

As buyers we bring over 25 years of experience to the table. We have a strong balance sheet and ample credit facilities to write contracts with no finance contingencies, and bring an acquisition to closing in minimal time.

We typically require a due diligence period of 45-60 days, with closing 30-45 days after acceptance of the due diligence.

The principals of the firm conduct the due diligence personally, and will work directly with you or your designated representatives to provide direct lines of communication during the purchase process. Over our years of experience in hundreds of acquisitions we have developed a systematic approach to analyzing properties quickly and efficiently. We provide checklists for brokers and owners to assist you in collecting and reproducing only necessary information, eliminating redundant reports and wasted effort.

As investment property owners we understand the need to be discreet. If necessary we will coordinate property inspections and site visits to occur during off-hours, e.g. after the close of business or weekends. Our objective is to perform adequate inspections with a minimum of disruption (or knowledge) of your tenants, staff and third-party vendors.
